Q: When is the best time of year to sell my house?  Is one month more active than another?

A:  Marin has two primary selling seasons – our Spring market that – depending on winter weather - starts in February and runs through June - when schools are out for the summer.  And our Fall market which is short and sweet running from Labor Day through Thanksgiving when the distractions of the Holidays kick in.

Numbers tell us that year-in-and-year-out, our second quarter - April through June - generally accounts for 32% of the total number of homes sold for the year.  Our fourth quarter, October through December accounts for 29% of home sales.  Our least productive quarter is January through March as the market is waking up and accounts for approximately 14% of overall yearly sales.

So, if you are a seller who has the luxury of timing your sale, you will be doing your inspections and property prep (and “Coming Soon” announcements to the market) by March to capture the Spring market or by August to be on the market after Labor Day.

Marin’s is a year-round market and right now, with inventory at a low point – buyers are ready for homes new to the market 24/7.  The “Shiny Penny” – a house in the right location, condition and price - will sell any time of the year to a competitive market.
